Good News: Immigration Cutbacks To Reduce Rental Home Demand

This is actually good news. Not for those who rent out and make a lot more money on the higher costs, of course

Immigration cuts poised to sharply shrink US rental demand

The sharp curtailment of US immigration has begun registering in the national rental market, with new analysis from Harvard University’s Joint Center for Housing Studies (JCHS) warning that annual renter household formation could drop by more than 400,000 by 2027.

The research, published this week by JCHS researcher Daniel McCue in Cambridge, Massachusetts, draws on the Census Bureau’s third-quarter 2026 Housing Vacancy Survey.

That report recorded the national rental vacancy rate rising to 7.6%, up from 7.1% a year earlier, alongside virtually no year-over-year gain in renter household counts.

McCue argues the data mark the first aggregate signal that reduced immigration is suppressing rental demand in a measurable way.

The less demand the lower the prices should be, and the cost of renting, be it apartments, homes, and townhomes, has skyrocketed since COVID, partly due to slower build-outs, and a lot due to Biden letting in so many damned aliens, along with The Government at various levels paying absurd amounts to house the aliens. I look around and the amount of massive apartment complexes and townhome projects I see going up in the Raleigh area, including the surrounding towns, is massive. But, rent is not coming down.

Recent immigrants — those who arrived within the prior two years — are the primary engine of immigrant-driven renter household growth.

In 2024, at the height of the post-pandemic surge, approximately 571,000 net new renter households were formed by arrivals since 2022, according to JCHS tabulations of American Community Survey data from the US Census Bureau.

Does that include illegals? All those Biden brought in from Ukraine and other countries?

For mortgage brokers, loosening rental conditions do create a conversion opportunity.

“As buying costs have eased in many markets, renters who are intentional about saving have a real opportunity to build toward a down payment faster than they might think,” Danielle Hale, chief economist at Realtor.com, said in April.

“As a first-time homebuyer, you shouldn’t expect four bedrooms, three baths, 2,800 square feet,” Gouge told Mortgage Professional America earlier this year on housing affordability challenges facing brokers.

“A starter home is a starter home. This is the first house. This is a stepping stone.”

They aren’t really building starter homes. Even townhomes are considered “luxury” ones these days. There’s not much being built in the 1,000-1,400 square foot range, so, conversion is difficult, especially when homes are about 2.5 times higher now than in 2020. Getting a lot of renters out of the market via booting aliens out will help drive down rentals. But, will it light a fire on building smaller homes?

After 3 years of declining national average rents October posted a 0.1% increase
Urban rents have increased over the last years by 1% per year. Most undocumented live in urban areas where more work is available for them. In NYC 3 to 5% yearly rent increases are about average for market rate rentals. My apartment rent went up 4% to $2500
But my share of the rent held steady st $200.
